It is possible with NICETIME.COM to advertise vacation residence offers free of charge, and to search efficiently for offer likewise free of charge. All ads appear automatically in 3 different languages and are therefore really accessible to a global customer base. Potential customers can contact the offerer(s) immediately and directly. It's fun to browse vacation residences with NICETIME.COM and there is a wide range of offers, something for everyone. Searchers click the NICETIME.COM menu (blue bar) on "Search" and then select the required search criteria on the following page. Simply click on the thumbnail photos to the left of the search results. In the detailed view of an ad, on the left side you will see (in the orange or grey area) a mid-sized photo and under that there will be four small photos. If you click on one of these photos, the four small photos were be enlarged. ![]() [ back ] Why can I not see any photos for some of the ads? This usually means that the placer of the ad have not attached photos to their ads, or there was an error in the transfer. But it could also mean that your Internet connection is over-loaded. [ back ] How do I contact an offerer? After you have selected an ad by clicking on it in the list of search results, on the left-hand-side of the ad you will find - in the orange/grey box under "Contact" - the offerer's contact information. You will also see there which language you can use to make contact with the offerer. ![]() [ back ] Do I have to pay any finder's fees or other commission to NICETIME.COM? Searching with NICETIME.COM is completely free of charge for you. People searching for vacation residences are not charged any costs by NICETIME.COM. You simply contact the offerer directly. [ back ] Can I save individual ads to my computer? In the detailed view, click in the Additional menu – under the blue horizontal bar - on "Note (Favourites)". Use this to retrieve individual ads with the Favourites tool in your browser. ![]() Of course you can also save the ads page locally on your PC, allowing you to retrieve it off-line. No! The placement of an ad (appears automatically in 3 languages) is completely free of charge with NICETIME.COM. You can even include a photo with your ad. [ back ] How can I advertise my vacation residence? If this is your first visit to NICETIME.COM and you have not yet placed an ad, please go to "Offer" and fill out the following form. If you are already registered with NICETIME.COM, simply go to "LOGIN" and then select- "Place new ad" in the LOGIN menu. [ back ] Will my ad then appear automatically in 3 languages? After you have placed your first ad, you will receive a email confirmation. As soon as you have clicked on the confirmation link in this email, your ad will appear automatically in 3 languages. Each further ad that you place in your LOGIN area will appear directly and can, likewise, be viewed immediately in all the NICETIME.COM-supported languages. [ back ] How many ads can I place free of charge? You can place an ad for one property (appears automatically in 3 languages) free of charge. IF you wish to offer more properties and wish to place more ads, it is then necessary to apply for a Starter, Junior or Senior membership. You can do this in yourNICETIME.COM LOGIN area. [ back ] How many photos can I include for my ads? Where ads are placed free of charge, you may include one photo. Starter, Junior or Senior members can include up to five photos for each ad. [ back ] How can I highlight my ad in colour? Please go (1.) to the LOGIN area, click (2.) on "Ad management" and then select (3.) If you have a NICETIME.COM Starter, Junior or Senior membership, you can integrate a link to an external website in your advertisement. [ back ] How will my property be displayed by NICETIME.COM? NICETIME.COM has made great efforts to ensure that ads are displayed as good as possible and are clearly readable and can be easily found. The rest depends entirely on the ad placer. The more precise the description of the property, the easier it can be found and the more successful it will be. Ads can have a grey or apricot-coloured background. A banner will be displayed above ads that are placed free of charge. [ back ] Can I send my ad by standard mail or fax to NICETIME.COM? Unfortunately this is not possible. You can place and manage your advertisements via the Internet only. [ back ] Can I send the photos for my ad by standard mail or fax to NICETIME.COM? NICETIME.COM does not currently offer this service. But any photo shop will usually be able to scan your photos and transfer these to a CD. When doing this please remember that your start photo - for each of your ads - must not exceed 25 KB and the following photos 40 KB. It is probably best to have your photos copied once in their original sizes and then once in the smaller version. [ back ] Why does it pay me to take 15 minutes of my time to carefully complete the online form? The more precise your details, the easier it is for searchers to find what you are offering. [ back ] In constructing my ad what should I bear in mind?< Stick with what is actually true - that is rule number 1. It is also important that you answer all questions. In the "Free text area" write the information that you were not otherwise able to include (Vacation periods, shopping facilities, special features, ...). Because the "free text area" of your ad will not be translated by us into 3 languages, it is recommended that - if you do not speak/write fluent English - you commission a translator to translate your text into English for you. A photo is better than no photo, but please ensure that the quality is as good as possible. Of course the best option is to use 5 photos for your ad and then highlight it in colour. [ back ] On what basis should the size of the living area of my vacation residence calculated for the ad? Because of different international standards, the floor area information is not always exact. There are, for example, countries where the living surface area includes the area on which the walls stand. Another problem is posed by attics. It differs from country to country as to what is the minimum height above the attic floor from which the floor surface can be included as living surface area. But there are other factors on the basis of which the floor area specifications can differ to a minor extent. We therefore recommend to our ad placers that they be guided by the standards of the German Building Code: (Excerpts) ... The living area of an apartment comprises the floor surface of the area that belongs to this apartment alone. Included in the living area are conservatories, swimming pools and similar spaces enclosed on all sides as well as balconies, recessed balconies, roof-gardens and terraces, provided these belong exclusively to the apartment. Not included in the living area are the surface areas of auxiliary areas, in particular: cellar areas, storage rooms etc outside of the apartment, laundry rooms, open-floor areas, drying rooms, heating rooms and garages, rooms the use of which does not comply with the regulations of the local Building Code, as well as commercial premises. The base area is to be determined by the dimensions between the built components; starting from the forward edge of the cladding. Where a built component is not present, the measurement is taken to the extent of the constructed area. The determination of the base area shall include the floor areas for door and window mouldings and door and window frames, baseboards, skirting boards, built-in fixtures, such as ovens, heating and air-conditioning units, cookers, baths or showers, free-standing installations, built-in furniture and mobile room-dividers. The determination of the base area shall not include the floor surface areas of chimneys, wall-cladding, mouldings, exposed pillars and columns, if these have a height of more than 1.5 metres and a base area of more than 0.1 square metre, stairs with more than three steps and landings, Door niches and window and open wall niches which do not extend to the floor or which extend to the floor and are 0.13 metres deep or less. The base area shall be determined by measuring the fully fitted living space, or by the layout drawing. The base area of rooms and part rooms with a clearance of at least two metres is completely included, for rooms and part rooms with a clearance of at least one meter and less than two metres these are included to half of the base area, for non-heated conservatories, swimming pools and similar area completely enclosed on all sides half the base area is included, for balconies, recessed balconies, roof-gardens and terraces, one-quarter of the base area is, as a rule, included, but to a maximum of half of the base area. ... [ back ] How secure is my personal data? Your personal data (the complete LOGIN area) is protected from authorised access by NICETIME.COM using an SSL protocol. SSL stands for “Secure Socket Layer“ and was developed by the Netscape and RSA Data Security companies. The SSL protocol ensures that data cannot be read or manipulated during transfer and verifies the identity of an Internet site. [ back ] How do I extend the period for which my ad is made publicised? Please go (1.) to the LOGIN area, click (2.) on "Ad management" and then select (3.) At the very bottom, to the right next to the last orange-coloured block "Ad duration", you will find (4) a small pulldown menu. In this pulldown menu you can set the duration for which an ad will be displayed. And please do not forget after the duration is reset to save the new information with "Accept advertisement". 4. ![]() The maximum period for an ad is fixed at 12 months in the pulldown menu. Using this method you can however extend the duration of the ad at any time. [ back ] Can I change my ad afterwards? You can change or delete your ad(s) at any time. The administration menu is provided for this purpose and can be found in the LOGIN area. You should have received the required access data with the first email sent to you after submission of your first ad. [ back ] It is worthwhile investing time in writing up a detailed free text description? The free text description is an important source of information for potential customers, and should therefore be made use of by the offerer. The free text description is limited to 2000 characters and offers the opportunity to add additional information such as leisure facilities, shopping facilities or, by way of example, particular special features of the property, which could not be included in the die in the details form. The free text description should be set out in two columns in order that international customers may also read the information. [ back ] Why was the information that I changed in my ad not accepted? The primary reason here could be the failure to save the changes. If you are making changes to your ad and these changes are contained in a form, you must then - if you are finished making your changes - confirm the changes by scrolling to the end of the end and clicking on "Accept advertisement. [ back ] May I advertise timeshare vacation property? AS regards timeshare vacation property, we distinguish between the concrete rental offer for a vacation residence and the dealing in timeshare rights. If you are the owner of timeshare rights, you may advertise concrete rental offers with NICETIME.COM. No mention may be made of the fact that the rental offer is based on a timeshare nor is the advertising of timeshares permitted. The dealing in timeshare rights is strictly prohibited with NICETIME.COM (Breaches will be prosecuted!). [ back ] May I advertise my houseboat too? If your houseboat has a permanent anchorage, you may, of course, advertise it with NICETIME.COM as a "Vacation residence“. But you should indicate the circumstances clearly in the free text description (in English too please!). [ back ] What exactly are vacation residences and may I advertise my town apartment? Included with the definition of vacation residence are: Finca, Villa, Ranch, Country house, Stately home, castle, bungalow, mountain cabin, houseboat, apartment, studio, loft, apartment in an old building, town apartment, penthouse, beach house, block house, semi-detached house, terraced house, palace, chalet, guest house and hotel. In reality all property could be included, but it is, of course, desirable that the vacation residence lies in a holiday and recreational area (lakeside/ near the coast, in the mountains, in large cities, in spa towns etc.). The rental business is characterised primarily by the relatively short rental period. [ back ] How can I view the presentation of my property on the Internet with NICETIME.COM? You are logged in (1.) and have (2.) clicked on "Ad management". In the ad management area (3.) simply click on the area where the miniature photos of your ad are displayed and the ad is then displayed in the manner that your customers view it. 1. ![]() 2. ![]() 3. ![]() [ back ] I have forgotten my password! What can I do? Please go (1.) to the LOGIN page and click (2.) on "Forgotten password?". On the following page, fill in your email address and click on "send". You can, of course, advertise you property/properties wherever you like - and as far as is possible. It is however sensible to advertise your property with many different types of media, for this makes it easier for potential customers to find it. [ back ] I already advertise my property in the brochure or on the Internet site of a tourist office and also have my own homepage. What benefits can NICETIME.COM offer me? There are many advantages that NICETIME.COM can offer you. You will reach significantly more potential customers, because the advertisement text can be viewed in 3 different languages. Your ad will appear as soon as you have clicked on the confirmation link in your email. Every subsequent ad that you submit via the LOGIN area, will be displayed straight away. Potential customers click on "Search" in the NICETIME.COM menu (blue bar) and select their search criteria on the page that appears. Finally all corresponding offers are listed (see above.) And depending on the contact details that you have provided in your ad (email, telephone or fax) the potential customer will contact you directly by one of those means. [ back ] How many potential customers can I reach with my ad? Theoretically you can reach approx. 6,600,000,000. In reality it is of course rather fewer. With its 3 languages - your ad can be viewed in all of these languages - there is hardly another vacation residence portal that allows you to reach so many potential customers as NICETIME.COM. If you are one of those people who have placed an ad free of charge with NICETIME.COM, it is recommended that you become a NICETIME.COM Starter, Junior or Senior member. Members can highlight their ads in colour in order to distinguish them from other ads and to bring them to the attention of potential customers. Ads highlighted in colour appear friendlier and convey a better impression generally. Include the best photos of your property in your ad (Starter, Junior or Senior members can publish up to five different photos in their ads). Ads from NICETIME.COM Starter, Junior or Senior members are completely free from banners and, of course, therefore appear better laid out and more professional. Perhaps you have your own homepage where you have a detailed description of your property – in this case you can, as a NICETIME.COM Starter, Junior or Senior member, include in your ad a link to your homepage providing potential customers with direct access to comprehensive information. Make sure to use the free text area. The free text area gives you the opportunity to describe leisure facilities, travel details, location, vacation periods, and shopping facilities. [ back ] Do I have to pay a finder's fee? You pay NO finder's fee (commission) to NICETIME.COM, because the potential customers contact you directly. NICETIME.COM is designed purely as an advertisement portal and not as an agent and therefore helps you to save costs. [ back ] Why is NICETIME.COM free of charge or so cost-effective?
